Medium-term accommodation (MTA) can fund a temporary place to live during a disability-related housing transition. It is not a general housing entitlement. Check eligibility, approved funding and the next steps with your NDIS contact.
What it funds
MTA pays for accommodation. Food, internet, electricity and personal care are separate. You can use other approved NDIS supports during the stay. The NDIA explains what MTA covers.
Who may qualify
The usual pathway requires all three:
- A confirmed long-term home.
- Disability supports are not ready, preventing the move.
- You cannot remain in your current accommodation while waiting.
Funding must also meet the NDIS criteria. Read the eligibility guideline (PDF).
Hospital discharge: if you are eligible for SDA, supported independent living, individualised living options or home modifications, MTA may help you leave hospital. You do not need a confirmed long-term home for this pathway. Discuss it with your discharge team and NDIS contact.
Leaving the justice system: the guideline describes a separate pathway for people eligible for SDA, without evidence of a confirmed long-term home. Your support coordinator and justice liaison officer can help with the process.

How long can you stay?
MTA is generally funded for up to 90 days, usually as a one-off support. The NDIA may consider longer stays with evidence of disability-related need. Neither 90 days nor an extension is automatic.
Prepare your next steps
Use these prompts with your team before agreeing to accommodation:
- Check the funding decision, dates and accommodation quote.
- Separate accommodation charges from personal care and everyday bills.
- Discuss access, equipment, communication and daily support needs.
- Record the move-out plan, responsibilities and what happens if housing is delayed.
Ask your NDIS contact which evidence is needed. Agree any coordination support, fees and responsibilities with your providers.
Your questions, answered
Does approval guarantee a 90-day stay?
No. The funded duration depends on your circumstances and the NDIS decision. Check the approved dates and budget.
Can MTA pay ongoing rent or a mortgage?
No. It cannot fund rent or mortgage payments in your long-term home.
Is MTA emergency housing?
No. For urgent housing needs, ask local housing or homelessness services about assistance.
Read the guidance and ask about support
Read the NDIA MTA overview and full guideline (PDF). Guidance checked 4 October 2026.
Ask our team about disability supports and current availability. An enquiry does not establish MTA eligibility or reserve accommodation.
